Meet the team

Paul leads Seneca's commercial team, with responsibility for letting space to new and existing customers.

In this role, Paul has secured more than £6 million in new lettings and a net 40% increase in flexible workspace rent roll during recent years.

Key to Paul’s success in this role is his excellent network of agents, brokers and other introducers. Proving the depth of this network, Paul recently completed a £150,000 deal with a former colleague from two decades earlier.

A seasoned property professional, Paul has worked in operational real estate for 20+ years having previously held key roles managing estates at major UK railway stations and airports

Alongside his role at Seneca, Paul also successfully achieved his MBA in 2018.

As Head of Design and Projects, Victoria plays a pivotal role delivering large, investment projects aimed at transforming our property portfolio and delivering significant incremental value.

Victoria’s most recent project is a c. £2m+ upgrade and fit out of two office buildings in Leeds, subsequently relaunched as “Element” and “Radius”.

In this project, Victoria efficiently delivered truly outstanding workspace and amenities resulting in 35,000 sq ft of lettings being achieved within 12 months of completion, and a 235% increase in net rent per sq ft.

Victoria has extensive real estate experience gained from 28 years working within the office sector, including 14 years spent at Bruntwood.

Gianluca has over eight years of experience in the UK investment fund sector, with a focus on investor relations, fundraising, and investment management. At Seneca Property, he plays a key role in managing relationships with investors and supporting the firm’s strategy of acquiring and enhancing high-yielding opportunities in the UK commercial property market. His expertise lies in fostering collaborative partnerships and providing insights that help drive successful investment outcomes.

Gianluca holds a Bachelor of Science degree in Economics and Geography from the University of Reading.

As Head of Finance, Zoe leads the day-to-day management of the finance team, providing key financial insight to support the wider business.

Zoe is responsible for ensuring that our portfolio is being run efficiently and works with the wider team to manage and drive cost-saving initiatives.

Zoe is a Chartered Accountant who qualified in 2004, whilst working at Deloitte.

She has since held a number of senior finance positions and prior to joining Seneca in 2018, Zoe worked as Financial Controller at a large, multinational manufacturer. In this role Zoe was responsible for managing the finances of the multi-site OEM provider and its 80-strong workforce.

Sophie’s role sees her responsible for £m’s of investment in capital initiatives across the commercial property portfolio as well as management of Seneca’s 100-strong residential portfolio.

Sophie is a Chartered Accountant who started her 15-year finance career with PwC where she worked on complex restructuring and insolvency projects including the Lehman Brothers administration.

She subsequently worked for a large, private-equity backed business where she played a leading role in corporate development activity, transacting on £300m+ of corporate acquisitions and raising £500m+ of debt capital.

Simon is an experienced real estate asset manager with responsibility for driving asset performance and identifying opportunities to maximise value across Seneca's commercial property portfolio. With more than 25 years' experience, Simon has successfully managed, transformed and enhanced assets across the UK, the Netherlands and Germany.

A key highlight of Simon's career was spending 10 years with a UK-listed German commercial real estate fund, helping grow the business from inception to raising €250 million and achieving an AIM listing. During this period, he played a significant role in investing more than €1.2 billion across retail, office and industrial assets throughout Europe.

More recently, Simon worked with 360 Business Parks, completing multiple opportunistic acquisitions and growing the portfolio's rental income from zero to more than €5 million in under five years, successfully delivering growth throughout the Covid period.

Simon has extensive experience working across office, industrial and retail assets, combining strategic asset management with a commercial approach to investment. His ability to identify opportunities and deliver long-term value has been a consistent feature throughout his career.

Matt plays a leading role in our commercial team, spearheading lead generation activity and ensuring strong levels of conversion.

As well as engaging with prospective customers, Matt also manages ongoing relationships with our extensive 500+ tenant base.

Matt joined Seneca Property in 2020 as a graduate and was instrumental in building up a portfolio of 350+ residential properties, achieving 100% occupancy across the estate.

Whilst working on the residential property portfolio Matt was responsible for identifying & acquiring suitable properties, managing the necessary capital improvements and arranging the lettings.

Danielle is an integral member of our Estates team who ensures that our properties are managed to best-in-class standards in terms of the delivery of both routine maintenance and operations as well as one-off capital projects.

Danielle plays a vital role in Health & Safety and Compliance throughout the portfolio, providing valuable oversight to ensure all properties meet the appropriate standards of safety for both customers and staff.

Danielle’s rapid progression within Seneca in recent years was mirrored with her previous career experience where she worked in residential property for 5 years quickly progressing from apprentice to manager.

Conor is an Investment Analyst with experience gained across both a global investment manager and a real estate consulting firm. At Seneca Property, he supports the investment team through financial analysis, market research, and underwriting, contributing to the evaluation and execution of UK commercial property opportunities. His role combines rigorous analytical work with a strong understanding of real estate fundamentals and investment strategy.

Conor holds an undergraduate degree in Economics and a Master’s in Finance and Economics from Warwick Business School.

Leanne is a vital asset to our commercial team, specialising in sales administration and lead coordination. Leanne ensures that all sales enquiries are swiftly converted into viewings and provides the critical link between our head office and site-based teams.

As a long-standing member of our team, Leanne now expertly handles well over 2,000 enquiries and 300 viewings on an annual basis.

Prior to Seneca, Leanne gained significant sales experience working at a self-storage business in the Northwest.

Emma deals with all credit control and accounts payable matters across Seneca Property’s commercial property sites.

In the credit control role, Emma speaks to our customers on a daily basis to ensure that payments are promptly made and that any issues are communicated and resolved quickly.

Emma also plays an important accounts payable role, managing invoices and payments for our various capital investment projects.

Emma has 25 years' experience in accounts payable and credit Control within SMEs. Prior to joining Seneca Emma spent 14 years working for a national news publisher leading a team of 8 focused on advertising debts.

Anne assists in the preparation of monthly management accounts for multiple companies in the group, allowing us to report quickly and accurately to our stakeholders.

Additionally, she plays a crucial role in managing the invoicing for over 500 tenants, handling customer deposits and business rates across the property portfolio.

Anne has over 30 years of experience in finance, with 20 years as a Management Accountant. Anne’s career spans various sectors, including property, residential construction, security, and waste management services.
