Our investment activity focuses around the following areas...

Opportunistic

We actively seek deliverable transactions throughout the UK, which are often contra cyclical, opportunistic and value add in order to deliver significant returns to our investors.

We have developed excellent relationships with a wide range of property agents and introducers, in addition to a number of property owners themselves. This leaves us well placed to source the best deals from both on and off-market opportunities.

We typically source deals which offer investors a coupon and upside potential via a repositioning play, asset management or similar.

We have the ability to transact quickly including all cash purchases with refinancing post completion if required, which allows us to move quickly to secure deals.

Sector specific – long-term value

We target specific sectors where we perceive long term value based on changing macro-economic factors.

We utilise our extensive knowledge and experience of property investment to seek long term value in sectors which we consider to be undervalued or have excellent growth prospects.

Using our contacts we are able to source properties which are consistent with these strategic areas, enabling us to aggregate portfolios to benefit from future valuation uplifts.

As well as offering attractive future capital uplift potential, our deals typically offer quarterly cash coupon payment to investors throughout the investment period.

Direct mandate

We acquire and manage commercial property investments directly on behalf of individual family offices and high net worth investors.

In the first instance, we will work with an investor to understand their circumstances and requirements, whilst providing our direct input and expertise in order to agree a tailored property investment strategy.

We will then use our extensive network to source opportunities which specifically match this strategy and undertake the underwriting and due diligence to facilitate direct ownership of the property by the individual investor.

Our team manage all aspects of the acquisition and subsequent management, from sourcing and negotiating the purchase price to facilitating debt finance, collecting the rent and delivering upon the agreed business plan.

Joint venture

Typically, our partners will have expertise in a specific property sector or area and the ability to grow a sizeable business in this space.

We actively look for joint ventures and partnerships with entrepreneurs and proven dealmakers with a strong pipeline of opportunities who could benefit from our expertise and in particular our funding and structuring capabilities, equity and debt relationships and back office administrative support.

We work on a collaborative basis to provide additional management oversight from our experienced senior team, in addition to the required funding to unlock the potential opportunity.
